As you may, or may not know, one of Denver’s biggest secrets is how mellow our winters actually are. If you’re a fan of walks in the park, Washington Park — located in South Central Denver — is one of the best Denver areas to live. Although January & February are the coldest months of the year, you’ll often find this 162 acre park full with folks in shorts and t-shirts walking, hiking, biking, enjoying the beauty of the 50+ flower beds, playing volleyball, soccer, or Ultimate Frisbee. As an added bonus, you’ll find plenty of coffee shops, bars, and other shops to hang out at.
At any given time, you can find 100 to 150 homes for sale in the Wash Park area alone. Prices range from the high 200’s (usually for half of a duplex) on up to a couple million dollars. As one of Denver’s first suburban areas, most homes in the area are Victorian style, but since the area is almost entirely built out, “pop-tops” (older ranch style homes that have a 2nd story built on top of them), and “scrapers” (homes that have been torn down, and re-built) are becoming all the rage.
The area is actually managed by two different neighborhood associations: Washington Park and Washington Park West. The differences between the two HOAs is subtle, but might be worth asking the neighbors about as part of your due diligence if buying a Wash Park home is in your future.
